I will take over a huge number of tasks and details to make sure that your real estate property is properly evaluated, priced, marketed, negotiated and carried to closing. I will be responsive to you and to your potential buyers day and night.

I help my clients to value their property through a thorough CMA, Comparative Market Analysis reports using current listing price data and past sold comparable property sales.

I will set you up on automatic emails through the MLS® so you can learn about currently listed similar homes in your area and stay informed on current market trends.

Once you decide on a listing price, I will provide you an estimate of closings costs. 

In Florida, sellers typically pay for title insurance and therefore select the title company.  I will make several quality recommendations.

2. Reach Buyers

THE MARKETING PROCESS

A consultation with a professional stager paid for by me. This will guide you in preparing your home for sale. The feedback may be as simple as a little bit of decluttering and strategic rearrangement of furniture, to staging rooms with rented furniture.  Be prepared to make repairs that might scare off buyers. Ensure there are no open permits or liens on your home that would block the sale during a title search.

High quality photos to ensure your home is represented in the best possible light. If your property is an asset from the sky, we may do drone videos. My sellers are delighted and surprised how well my photos showcase their homes.  

A dedicated site for your property that will showcase photos, videos and all the relevant information a buyer may want on your home.

A listing in the MLS® that will syndicate to all regional realtors and over 200 sites in the U.S. and international markets including Zillow, Realtor.com, Trulia, etc.

3. Sign Contract

FIELD OFFERS AND SIGN A CONTRACT

After each showing, I will seek detailed feedback. If a buyer tours your home and does not purchase, I will ask what they did and did not like about your home so that you are empowered with this knowledge.

I will present offers to you in a timely manner. While it will ultimately be your decision, I will guide you through the merits and drawbacks of all offers that are presented, and I will assist you in preparing an acceptance, a counter offer, or rejection.  I will work to get you the top price possible with the fewest concessions.

Primary contract elements include:  price, cash or finance, type of loan, earnest deposit, down payment, inspection period, and days to close.

4. Due Diligence and Sale

Once a contract is signed, I will assist you through every step of  the closing process. I will work closely with the Buy side agent to ensure all milestones are moving along - Inspection, Loan Application, Appraisal, Title Search, HOA and condo approvals, Loan commitment, Final walk through, and Closing! 

The three crucial milestones tend to be the Inspection Period, Appraisal, and Loan commitment.
